Below are the full details of our lease terms and policies:

  • Availability:
    Our units are available starting June 7th for the upcoming 12-month lease term. If you are planning ahead for the 2026-2027 academic year, now is the perfect time to secure your spot.

  • Lease Term:
    We offer 12-month leases, with the typical term running from June to May. This allows for a full academic year of stable housing, with the option to renew if you wish to stay for future terms.

  • Monthly Rent:
    Rent is $9,000 per unit, which provides you with a spacious and comfortable living environment. Our units are designed to accommodate large groups, with five bedrooms, multiple bathrooms, and open-concept living areas, all in a prime Berkeley location.

  • Security Deposit:
    A $9,000 security deposit is required prior to move-in. This deposit will be held in escrow and returned at the end of your lease term, provided the unit is in good condition with no damage beyond normal wear and tear.

  • Utilities:
    Tenants are responsible for all utilities, including:

    • Water

    • Gas

    • Electricity

    • Cable

    • Internet

    This means you’ll have control over your utility usage, allowing you to select your preferred providers for each service. The building is designed to be energy-efficient, helping you keep costs reasonable.

  • Parking:
    Off-street parking is available for an additional fee of $200–$250 per month, depending on availability. Berkeley is a highly walkable city, but having a dedicated parking space is a valuable convenience if you have a car. Parking spots are available on a first-come, first-served basis.

  • Pet Policy:
    Pets are allowed on a case-by-case basis. If you have a pet or are considering getting one, please contact us ahead of time to discuss the specifics. We want to ensure the comfort of all our residents while also making it possible for you to have your furry companions in your new home.

  • Smoking Policy:
    To maintain a clean and healthy living environment for all our residents, smoking is not permitted anywhere on the property. This includes inside the units, on balconies, in common areas, and throughout the building grounds.

  • Roommate & Group Rental:
    Our units are ideal for large groups such as student roommates or faculty groups. We encourage you to apply as a group to ensure you secure a unit that fits your needs. Each bedroom comes with ample closet space, while shared common areas include a kitchen, living room, and bathrooms. You and your group will have the freedom to make the space your own, while also enjoying privacy and communal living.

  • Application Process:
    To apply for one of our units, simply contact us to begin the application process. We may require a background check, credit report, and proof of income to ensure that all tenants are qualified for leasing.

  • Maintenance and Support:
    Our team is dedicated to providing you with excellent customer service. Any maintenance requests are handled promptly, ensuring you enjoy a comfortable living experience without unnecessary delays. Our goal is to make sure the property remains in top condition throughout your lease term.

  • Early Lease Termination:
    If you need to break your lease early, we ask that you notify us as soon as possible. We do have provisions in place for early lease termination, which may include fees or other conditions. Please inquire about this in advance if you anticipate needing flexibility.
